Is my old jacaranda dying?

We have a Jacarandah in Melb that is probably over 70 years old. For many years crammed up against the side of a shed, now removed. It hasn't looked 'well' for 2 years, flowering sparsely, a thin covering of leaves after the last 2 flowerings. It's had heaps of rain this year but looks poorly. as we're about to renovate the house and have designed those renovations specifically around this tree, I am keen for it to survive. any ideas or thoughts would be appreciated
