Fungal problem - Pittosporum undulatum

I have a Pittosporum about 4m high which has been healthy up till now. It has grey/brown marks on the leaves and some brown "staining" that goes through to the underside of the leaf and is also starting to drop the affected leaves. It is in a well drained position and flowered well in spring. Has also masses of berries. Another Pittosporum with smaller leaves (?? name) in a different spot is also doing the same thing. Any ideas.

I have had to replace about four Pittosporums at a couple of jobs. They suddenly just die. I tried a few different fungicides but they didnt help. They all died in Autumn after rain, so maybe they get used to being dry for so long, then cant handle being wet when it eventually rains?
