Raising Premna lignum-vitae [aka Vitex l-v]

Does anyone have experience on how to raise Premna [Vitex] lignum-vitae from seed ? Any suggestions for
shortcuts, best seed raising medium etc ? Annually have ample seed, but have difficulty raising them. Any ideas
would be helpful. Thanks.

"Propagation: Difficult to propagate. Old seed seems to germinate more quickly than fresh; erratic, and can take up to 2 yrs."

Philip, Vitex seems to have most of us stumped - I think time is the only solution. I believe that there has been some research but nothing to provide us with any answers. Gibberelic acid (My spelling might be wrong there) does not seem to work either. We usually remove the flesh and soak for a few months and then plant- warning, they are very smelly when soaked!!
